Mortgage info talks today. Planning to move the fuck away and buy a house somewhere this year.
Most likely in a small village close to nature.

Yeah same here for the house market. It's insane.
We're looking for something around 265,000 tot 285,000.

yeah it can vary a lot depending on where exactly you're looking. $200K will get you a decent house in most of the country except in major cities and along the coasts. that said I am not suggesting you have to live in the middle of nowhere (unless that's what you're going for) but if you want to be near a city and if you don't mind a bit of a commute to downtown you'll find more reasonable prices too. the house we bought a few years ago is about 45 min drive to downtown (with traffic) and only 25 minutes to my job - paid $185K for it and it's supposedly gone up in value to just over $225K now. if we lived where my job is which is closer to downtown we would have been looking at $270K-$300K minimum for about the same quality of house a few years ago.

200k won't get you much of anything in my state
I bought mine 9 years ago for 195k and its only gone wild from there. Had 2 neighbors sell in the last couple of years and they both went north of 300k. Granted those had a good bit of work put into them before hand. But I could probably sell mine to someone looking to flip it and still come out with 60k or so in my pocket.

probably gonna stay where i'm at or at least very close. my work is more or less permanently remote now which gives me a lot of options but my parents aren't in great health and i'd like to stay close to them. i'm kind of still content with my apartment, it would just be really nice to like sit in the backyard after work or something

some friends of mine just went through something similar. they had the money ready and the offer was done but a home inspection revealed about $20,000 worth of electrical repairs that were needed and they backed out. was really sad
but on the bright side they've already found another house

A lot of people are losing out because people can pay cash. So they aren't dealing with the restrictions from certain mortgage programs.

15 minute drive. But closer to nature, a very small town very close to the Belgian border. Quiet neighbourhood. My uncle and aunt live 2 blocks away.

The width of our living room now where the couch/tv is, is the width of the kitchen there... it's crazy actually. Just needs a lot of work but at the end of this year most of it will be done. Just the attic and raising the roof of the garage will be in the upcoming years.
