it's out in the fuckin' country son. location is exactly what i want. trying not to get too excited but it would be dope to get it.

they want way too much for it in its current condition so hitting them with kind of a low offer and i'm willing to come up a little. it definitely needs some work on the inside but i didn't see anything too egregious with it during the tour

If you do get it, make sure you get a decent inspector and a copy of your inspection report. There have been more than a few very unpleasant surprises at my place that ended up being very $$$$

for sure. i nearly bought a house a few years ago but i spent a lot of money on a good inspector and he gave me a report over 100 pages long. dude saved me from getting screwed. i hope i can get him again

yeah little worried about those but i'm not opposed to just sealing them up or something. i signed my end of the offer today. the seller is selling as is and doesn't seem to really know much about the condition of the house. i didn't spot anything obvious when i was looking around but we'll see. willing to come up on the offer a bit but no way i'm paying what it's listed for

my offer was 215 and they've just countered with 225. going to try to meet them in the middle with 220

don't know much about the place and neither does the seller actually, that's why i lowballed them. they originally wanted 247,500. they just verbally accepted the 220 offer, waiting on paperwork later today. the sale is contingent on the inspection though. if the inspection comes back awful i'll just back out of it

sale has been accepted. i now have to wait on them to provide a date when we can get it inspected since they are repairing a few things. unless my inspector says this place is about to fall down i'll probably go through with it :dizzy: :krinor:

as long as the "bones" (structural, roof, plumbing, electrical, etc) are good you'll be fine. mechanicals (heating, water, etc) can be expensive to replace but are nowhere near as expensive as getting the other stuff fixed.

it is low. it's being sold as is which is the catch (also it's out in the country and the internet will probably be garbage). i can't negotiate any repairs and what not.

“As is” doesn’t necessarily mean it’s in disrepair either. It just means the seller isn’t obligated to meet the demands of a buyer unless they feel they have to in order to sell. I sold my last house As Is because I needed to sell it quickly due to moving out of state for work. I did some pre-listing work on it like patching holes, repainted some walls and the shutters, pressure washed the exterior and driveway and some minor landscaping. Anything after that wasn’t my fucking problem, especially since it was a sellers market.

That said, when I bought that house a few years prior, it was very much a buyers market and the other owners fixed some of the issues that came up in the inspection report but luckily it wasn’t anything major.

My current house was sold As Is and only major issue was that the chimney needed some reconstruction work.

So really, it depends.
