my offer was accepted out of 6 others
scheduling inspection and crap tomorrow. i didn't see anything show stopping on my walk through, i've learned a lot about what to look for so i'm not wasting my time like i did previously. WE'LL FUCKIN' SEE

i tried to buy a house in february but it had like 8 offers so i didn't actually get under contract so this is really the third time
got my inspection scheduled for friday with the same hard-on bearer who saved me on the previous houses. as long as the place isn't about to fall down or something i think this may be the one. suddenly feeling scared about it

feeling a weird combo of stressed, depressed, and scared this week. i still need to wait on the inspection but i feel like this one might work out which means big changes on the horizon. i am ready to move on from my current situation but the shift will be weird. been in this stupid apartment for 10 years now

that and i keep looking at 30-40 year old houses 
the garage in this house has sunk at least 5 inches into the ground and is causing structural issues. there's an active water infiltration issue in the front porch that's causing it as well as leaking/mold in the basement

Sometimes that's just what's in the budget. Mine was built back in 1955, but it had the whole waterproofing thing done before we bought it. So that isn't a concern for me as long as I make sure the sump pumps are clear.

passed on it today. if i had like an extra 20k in the bank i would have done it but i fear there are some issues we're not even seeing. they wouldn't give me any more time for additional inspections and wouldn't haggle on the price since they had a back up offer. the inspections also had to be done while they were doing an estate sale so there was shit everywhere. this whole process sucked but i learned a lot more from the inspector and what not

Keep looking. If your realtor is worth their salt they'll find a good place in your budget that isn't falling down. might take a while though. I don't know what it's like in KY but here in MN the housing market doesn't really blow up until late spring / early summer (nobody sells in the winter unless they have to) so hopefully something will pop up for you.

plenty of affordable houses have popped up but we're being a little picky, looking for something out of town with a little privacy
